Anytime you are buying a new a home, it is exciting. You are surely looking forward to getting to know your new house. There are so many different areas of your home that you are going to have to get acquainted with. One part of your home that you want to make sure you’re familiar with is your HVAC system. It is one of the biggest and most important parts of your home. Hal Mechanical is here to share some tips to help you get to know your new, or old, HVAC system.
What Questions Should I Ask About Existing AC Unit?
Before you part ways with the old homeowners, you need to make sure you ask some questions about your heating and air conditioning system.
– AC Warranty: You will want to ask them if there is a warranty that is still valid on your HVAC system. This can come in handy if you should find it broken down one day. You should ask them what kind of coverage the warranty offers and make sure you have any necessary paperwork in case you ever need it. Hopefully, you have some time left on that HVAC warranty.
– AC Maintenance History: The way that the system has been maintained will tell you a lot about what you can expect from it. Ask the old owners if they have a maintenance log that shows you how they have taken care of it over the years. If there hasn’t been any maintenance done to it this year, it isn’t too late to get an appointment scheduled just to make sure there is nothing that needs to be addressed. Hopefully, there has been maintenance done to the furnace and AC unit every year since it was installed.
Should I Replace Old AC?
Sometimes, it makes sense to replace the AC unit when you purchase a new home. If the HVAC system is original to the house and the house is over 15 years old, you may find that it is beneficial to replace the HVAC system rather than limp along one that is old. When you replace the old HVAC system with a newer, more efficient one, you will find that you actually save money every month because your system is using far less energy than one that is on its way out. If you are concerned that the HVAC system needs replacing, you can often work the cost of a new one into the sale of your home and the old owners could possibly pay for part of it.
